Roof top units are very expensive and complex pieces of equipment.
These units can last for up to 30+ years without any need for service calls when maintained properly but if they're not the lifespan will be greatly reduced. Without a proper maintenance program you can expect a major issue every 2-3 years that will interrupt cooling or heating to your commercial space and cost a lot of money. These units can also be very hard to get parts for, especially during peak seasons. This can leave you stuck in the cold or hot weather potentially turning away customers or reducing the time they spend at your business.

- A full electrical inspection and testing of all electrical components including relays, capacitors, transformers, motors amperages, all wiring is inspected for broken insulation or potential points where they could rub on metal and eventually short out.

- Air conditioning system is tested to ensure its performing optimally. Refrigerant charge and pressured are checked to ensure no leaks.

- Heating system is ran in both stages of heating to ensure its heating your space as efficiently as possible. Burners are cleaned, gas pressures checked and adjusted if required, static pressure measurements taken, temp rise is measured and compared to manufacturer specifications.

- Filters are replaced which ensures adequate air flow for both cooling and heating. This prevents overheating of all major components and ensures proper airflow is distributed to your space while preventing outdoor air particulates from entering your building.

- Ac coil is cleaned with pressure washer and the correct cleaning agent specified for the type of coil in your unit. An inexperienced technician may use the wrong type of cleaner which can damage the coil of your unit which is a major component and very expensive to replace. That's why you want to make sure you only have licensed and experienced technicians working on your roof top unit.

- Belts are changed to ensure proper airflow and so that your blower motor is not overworked. A slipping or loose belt can cause your system to run harder to move the same amount of air which puts more wear on the expensive blower motor.
​
- All bearings and sheaves (the rollers that the belt ride on) are inspected for proper alignment. Having proper alignment will prolong the life of your belts and prevent any further damage to shafts or bearings. Bearings are checked for wear and or play. Bearings are greased as needed to ensure smooth rotation of your blower wheel shaft.
